Complex Estate Structure

Large estate with multiple blocks of flats which range from managed by developer, RTM, individual management companies and housing associations.

The estate is made up of:

  • Multiple carparks
  • Alleyways
  • Open spaces
  • Commercial units
  • A nursing home
  • Grade listed buildings

Problematic Issues with the Communal Satellite System

All houses and flats share a communal satellite system that is either run from the blocks to the neighbouring properties or from high points around the estate.

This has been tricky when trying to resolve the various outages in signal and has required many man hours to investigate, track and trace.

Collaborating with Resident Directors

We have been working with the resident directors to encourage residents to sign up and assist with the management.

We hosted an AGM in Oct 23 onsite at a local venue, 10% of residents to attended of which we managed to encourage and support 2 new directors being appointed.

Challenges Faced

Challenges faced with Vision Estate is the various agents not having a competent level of understanding around service charges for the development.

This leads to a lack of understanding for block leaseholders that they are also liable to contribute towards an estate charge.

Coordination Delays:

The many different agents involved can cause delays when trying to resolve satellite issues, gain access.

Environmental Concerns:

Another challenging aspect of this site is the area, the development is in a deprived area of the city and this has resulted in a lot of unsavoury behaviour, we tackle bulk waste build up on a weekly basis, alleyways which are all individually locked with keys not being handed over by a previous agent. This has resulted in various locks having to be broken and new keys distributed.

Its obvious that the previous agent did not manage the site to high standard, however the new PM is taking the time to ensure all outstanding issues are resolved, building relationships as communication is paramount in achieving a harmonious living environment.

Outcome

With taking the time to have a clear understanding of areas under Remus management and ensuring we are working closely with resident Directors and all other parties involved including commercial owners and the many agents Vision Development is now being managed and maintained to the standard we would expect.
